Comparing Offers on Your Manhattan Home
The highest offer deserves attention. It also deserves a closer look.
For Manhattan, KS home sellers, a useful comparison includes purchase price, costs, timing, contract protections, and the likelihood of completing the transaction. My job is to explain the differences so you can make the decision with a clear picture.
Compare what you are being offered
We review financing information or evidence of available funds, earnest money, inspection provisions, appraisal terms, other contingencies, and proposed closing and possession dates.
A pre-approval letter is useful information, not a guarantee of funding. Earnest money is a negotiated deposit; its handling and release depend on the agreement and circumstances. A larger deposit alone does not make an offer the best choice.
Look at what you may keep
Your estimated net proceeds account for the price and applicable expenses: loan payoffs, agreed brokerage compensation, title and settlement charges, prorations, concessions, repair costs, and other obligations.
Two different prices can produce similar net proceeds. Two identical prices can leave you with different results. We prepare an estimate rather than assume the largest number at the top tells the whole story.
Give timing its proper value
A closing date that works with your next purchase or move can matter considerably. Closing and possession are separate questions, and any occupancy arrangement needs clear written terms.
If you are buying another home, include your lender and settlement professionals early. A little breathing room can be more useful than a beautifully organized moving day with no margin for delay.
Negotiate around your priorities
We can discuss accepting, countering, or declining an offer based on its overall terms. In multiple-offer situations, we will consider the available approach and your objectives before responding.
The goal is a successful closing on terms that support your plans—not simply winning every individual point.
I had the pleasure of working with Greg both while buying my house in Manhattan and while selling the same house 6 years later.
